Statewide trends from the Wisconsin REALTORS® Association showed median prices climbing around 6-8% overall, and our local spots followed suit – proving once again why Wisconsin living is so appealing!

  • Eau Claire Highlights: Average home values reached about $305,000 (up ~2.4% from 2024), with median sales near $280,000. Inventory ticked up slightly, but it remained a seller's market – homes sold quick, faster than you can say "Eau Claire Express home run!"
  • Chippewa Falls Scoop: Values averaged around $325,000 (up ~3.2%), with medians hitting $345,000 in stronger months. Waterfront spots along the river shone brightest, up about 7% – nothing like a view to boost that property pride!
  • Marshfield Magic: Our Central Wisconsin gem saw solid gains too, with median sold prices around $235,000–$240,000 early in the year (up 4-11% year-over-year in reports), and listing medians climbing toward $299,000 by late 2025. Sales stayed strong (with hundreds moving throughout the year), and the market felt competitive yet approachable – perfect for families drawn to Marshfield's friendly vibe, top-notch schools, and that famous cheese-loving community spirit!

Fun fact: While statewide sales dipped a bit in late fall (holiday distractions and all), our three markets held firm. Central Wisconsin, including Marshfield, stayed fast-paced with demand outpacing supply in many spots – sellers had the edge, but buyers found great opportunities in the cozy neighborhoods!

 

What Fueled the Year? Rates, Inventory & Local Appeal

Rates in the 6-7% range kept things steady but not stagnant. Inventory improved slightly across Wisconsin (up ~2-5% in key months), giving buyers more breathing room without flipping the market entirely. Locally, Eau Claire's university buzz, Chippewa Falls' small-town charm (Leinenkugel's anyone?), and Marshfield's medical hub status plus that unbeatable Midwest hospitality kept buyers coming back.

The stars? Waterfront/rural escapes (up significantly) and family-friendly homes. Rentals remained steady too – great for those dipping toes before diving in.
